Prism MEP has successfully commissioned over 800 projects ranging in size from small TI or MEP equipment changeouts to million square foot new hospital campus projects. Our commissioning process aligns with ASHRAE, American AirBalance (AABC), ASHE and Building Commissioning Association Commissioning Guidelines, and LEED requirements, bringing the best of these approaches to support the project team towards successful project transition to the Owner’s Facilities and Staff.
Successful commissioning means the Owner’s Project Requirements (OPR) are clearly understood, and Basis of Design (BOD) and Construction Documents (CD) are thoroughly vetted to ensure no surprises as the project nears completion. We bring a proactive and collaborative approach starting with design phase through closeout that improves coordination among Team members and helps to ensure the project’s successful completion.

Building Management Systems Design
Based on our BMS background and experience, Prism MEP recently added a Building Management System (BMS) controls and instrumentation design services division to our Commissioning and MEP Construction/Project Management Services. Prism MEP multiple Engineers and Project Manager’s from the building automation industry with extensive controls design and implementation experience. BMS Controls Design services include:
- Developing related BAS Controls Specifications and Requirements to meet the new standards
- BAS Controls design including System Architecture Drawings, Controls Drawings, Sequence of Operations, BAS Construction Administration, etc.
- Proactively working with the IT department or requirements and inter-relation requirements
Design and Construction Project Management
- Project identification and preliminary assessments based on Owner’s conceptual requirements. Services include conceptual cost and schedule impacts
- RFP preparation, and selection of the Architect/Engineer (Design) team, with client collaboration
- Management of the design phase process including scope definition, monitoring and management of design and construction cost, project schedule, and scope creep
- RFP preparation and selection of the construction team, with integral client collaboration

Construction Project Technology Software
Prism MEP also utilizes its own on-line software, NavCon, which is a powerful construction technology tool that helps Project Teams navigate through the complex construction process. It includes modules for Inspection Tracking, Punchlist, and Commissioning. It was successfully implemented through OSHPD certificate of occupancy for the new Children’s Hospital Los Angeles, a 460,000 square foot patient tower and Central Plant.
